Cheviot Financial Corp. is a financial holding Company for Cheviot Savings Bank, which is a stock savings and loan association in Ohio. The business of Cheviot Financial Corp. consists of holding all of the outstanding common stock of Cheviot Savings Bank. The bank originates one- to four-family real estate loans, in addition to construction, multi-family, commercial real estate, and consumer loans. It also invests in United States Government Agency and mortgage-backed securities, among others. Operations are conducted from Cheviot, Ohio as well as six-full service branches located in Hamilton County, Ohio. The Hamilton County area is the company's primary market for loans and deposits, although operations are also conducted in the greater Cincinnati Metropolitan Area and southwestern Indiana, and the company originates loans in northern Kentucky. The Company's strategies for marketing are based upon knowledge of local consumer and small business markets. The Company also plans to develop relationships with current clients and attempt to develop new business relationships. The Company's main lending activity is the origination of fixed- and adjustable-rate mortgage loans with collateral from one- to four-family residential real estate in the primary market area. The Company lends up to a maximum loan-to-value ratio of 95% on mortgage loans. Non-conforming loans are tailored to the local community. Home equity lines of credit are also available for owner-occupied homes. Some fixed-rate loans are sold in the secondary market; the rest of which remain in the company's portfolio. Cheviot also originates commercial real estate, construction, and consumer loans and business lines of credit in order to finance the purchase of real property.
