The development, a four-floor property spanning roughly 8,000 square meters on the former Bezeq compound adjacent to the HaZahav Mall in the city's northern industrial zone, sits in one of the country's fastest-growing commercial corridors, just south of Tel Aviv.
According to the company, the leasing program was built on demographic and catchment analysis completed before tenant conversations began, an order still uncommon in the Israeli market. Iconic Global mapped the area's foot-traffic patterns, resident profiles, and surrounding brand mix, then recruited tenants to fit the data rather than filling floors on a first-come basis.
"The agreements we're closing are the ones the catchment asked for," said Ovad, the company's founder. "We spent the time to understand who actually walks past this site before deciding who should be inside it. That order matters more than any single deal."
The company said the tenant mix has been structured so that neighboring uses reinforce each other's traffic across the day, with category positioning weighed against the adjacent mall's existing retail, a core principle of the firm's data-driven leasing approach.
Rishon LeZion itself has been absorbing population growth, infrastructure investment, and retail demand moving away from older mall formats. For Iconic Global, which has developed more than 23,000 square meters across Israel since its founding, with active projects in Beer Sheva and Rishon LeZion, the site is the clearest expression of its leasing method to date.
In parallel with the leasing program, a zoning amendment for an additional 15,000 square meters of commercial and residential building rights continues to advance through municipal planning.
Leasing activity at the site is ongoing, with further agreements expected as the current phase moves toward full occupancy.
