First REIT of New Jersey is an equity real estate investment trust, organized in New Jersey, in 1961. The Company acquires, develops, constructs and holds real estate properties for long-term investment and not for resale. It owns a portfolio of residential apartment and commercial properties. It has two reportable segments: Commercial Properties and Residential Properties. The Company's revenues consist mainly of fixed rental income from its residential and commercial properties and additional rent in the form of expense reimbursements derived from its income producing commercial properties. Its properties are mainly located in northern New Jersey and Maryland. It acquires existing properties for investment. It develops and constructs properties on its vacant land. The Company's developed properties include residential apartment communities and commercial properties that consist of multi and single tenanted properties. The Company's properties are located in New Jersey, Maryland and on Long Island, NY. The Company's properties are subject to various federal, state and local laws, ordinances and regulations, including those relating to the environment and local rent control and zoning ordinances.
