Valued at a market cap of $130.3 billion, Prologis, Inc. (PLD) is a global leader in logistics real estate with a focus on high-barrier, high-growth markets. The company owns or has investments in, on a wholly owned basis or through co-investment ventures, properties and development projects expected to total approximately 1.3 billion square feet in 20 different countries.
Companies with a market cap of $10 billion or more are typically referred to as “large-cap stocks.” PLD fits perfectly into that category, with its market cap exceeding this threshold and reflecting its substantial size and influence in the industrial REIT industry.
Despite its strength, PLD stock slipped 9.6% from its 52-week high of $153.35, reached on July 17. The stock is down 1.2% over the past three months, underperforming the S&P 500 Index’s ($SPX) marginal rise during the same time frame.

However, PLD has outpaced the broader market over the longer term. The stock has grown 24.6% over the past 52 weeks, while SPX delivered 18.1% returns over the same time frame.
PLD has been trading above its 200-day moving average since last year and below its 50-day moving average since late August.

On July 16, PLD stock rose 4.6% following the release of its Q2 2026 earnings. The company’s revenue for the quarter amounted to $2.4 billion and surpassed the Street’s forecasts. Moreover, its adjusted FFO came in at $1.63, also topping Wall Street’s estimates. Prologis expects full-year funds from operations in the range of $6.22 to $6.30 per share.
When stacked against its peer, Public Storage (PSA), PLD has outperformed. Over the past year, PSA stock has grown 2.8%.
Wall Street currently has a moderately bullish view of the stock. Among the 18 analysts tracking PLD, the overall consensus stands at a “Moderate Buy.” Its mean price target of $158 offers a 13.1% upside potential from current prices.
