Based in Germantown, Tennessee, Mid-America Apartment Communities, Inc. (MAA) is a real estate investment trust (REIT) that owns and operates nearly 300 apartment communities across 16 states and Washington, D.C. With a market capitalization of $15.1 billion, the company provides high-quality rental homes, amenities, and resident services across the U.S. Southeast, Southwest, and Mid-Atlantic regions.
Shares of this leading residential REIT have significantly underperformed the broader market over the past year. MAA has plunged 7.7% over this period, while the broader S&P 500 Index ($SPX) has climbed nearly 20.2%. The stock has also underperformed the index in 2026, declining 5.4% year to date, compared with the S&P 500’s 12.6% gain over the same period.
Compared with the Residential REIT ETF (HAUS), MAA has also underperformed, as the ETF has advanced 5.5% over the past year and 4.7% year to date.
On July 29, Mid-America Apartment Communities reported its Q2 FY2026 earnings, with shares ticking up about 1.3% as results were broadly in line with Wall Street’s Core FFO expectations despite a revenue miss. Rental and other property revenues grew 1% to $555.13 million, while Same Store effective blended lease rate growth improved to 0.7%. Core FFO per diluted share was $2.08, down 3.3% year-over-year.
MAA narrowed its full-year 2026 guidance, now expecting Core FFO per diluted share of $8.41 to $8.65, compared with $8.37 to $8.69 previously. The company also lowered its Same Store NOI growth outlook to negative 1.70% to 0.10%, from negative 1.70% to 0.30%, and its Same Store property revenue growth guidance to negative 0.20% to 0.40%, from negative 0.20% to 1.30%.
For the fiscal year ending in December 2026, analysts expect MAA’s diluted EPS to decline 2.6% year-over-year to $8.51. However, MAA has surpassed consensus EPS estimates in three of the past four quarters, while missing expectations in only one quarter.
Based on the 27 analysts covering MAA stock, the consensus rating is a “Moderate Buy.” The rating is based on eight “Strong Buys,” one “Moderate Buy,” 16 “Holds,” and two “Strong Sells.”
The configuration is more bearish than it was two months ago, when the stock had nine “Strong Buy” ratings.
On August 13, UBS analyst Michael Goldsmith reiterated a “Hold” rating on Mid-America Apartment Communities and maintained the $132 price target.
Based on analysts’ estimates, the mean price target of $143.42 implies a 9.1% premium to MAA’s current share price, while the Street-high price target of $160 suggests a 21.7% upside.
